Marathahalli property: Buy now or wait for a dip?
Marathahalli – been hearing so much about this area lately. I'm looking to buy my first 2BHK property in Bangalore, budget around 80-90L. It seems well-connected for work, especially near ORR, but I'm honestly confused about the prices. Pata nahi kyun, but lag raha hai last 1-2 saal mein rates kafi badh gaye hain, especially for decent societies. Is it just me, or have you guys also noticed Marathahalli property prices shooting up? My parents keep saying wait for a dip, but I'm not sure if that'll even happen with Bangalore's demand. Should I just bite the bullet now, ya thoda aur wait karna sahi rahega? What's the general vibe on its current valuation? ROI kya expect kar sakte hain? Anyone bought here recently? Ya koi insights on the future price trajectory?

I almost booked a 2BHK with Provident Housing in Marathahalli a year and a half ago, around 82 lakhs for a 1100 sq ft unit. My parents convinced me to wait, saying there'd be a correction. Biggest mistake! That same unit is now quoted at 1.05 Cr, and they're almost sold out. Provident's projects usually sell well because of their brand and decent amenities. I'm kicking myself now. I think waiting is a gamble, especially in Bangalore. The ROI has been pretty good for people who bought 2-3 years back.
U8, Provident generally has a good track record with possession, but delays of 3-6 months are common with almost all builders, especially post-COVID. My cousin got his flat in their Aavalahalli project with a 4-month delay, but the quality was good. Just check their RERA status for the specific project you're interested in.

Totally agree with you, bhai! Marathahalli has gone crazy. I was looking at a 2BHK near Kundalahalli, barely 1.5 km from ORR, and prices are easily 95L-1.1 Cr now for anything decent. Last year, I saw similar units for 80-85L. My budget is also similar to yours, and it feels like I missed the bus already. Should we just stretch our budget or wait for a miracle?
Exactly! My broker told me the same thing. Waiting might just mean paying even more later. The demand is relentless, especially from the IT crowd. I'm seeing a lot of new projects coming up near Agrahara Layout too, but even those are starting high.
Haan bhai, miracle toh nahi hone wala. Prices will only go up from here, especially with the metro extension plans. It's a tough call.
