₹5.5 Cr ka budget hai, aur buying for myself is proving tough. I'm stuck between BPTP Visionnaire Villas (ready) and DLF Independent Floors Phase III (under-construction) in Gurgaon. I know what builders don't tell you, especially about carpet area vs super area games. BPTP ka ready advantage hai, but DLF ka brand ROI ke liye better hoga kya? Under-construction gamble lena worth it hai for DLF ya ready BPTP mein settle ho jaoon? What's the real ground reality for both in terms of builder trust and 5-year appreciation?

Bhai, 5.5 Cr budget hai, toh DLF ki under-construction mein risk kyu lena? Mera ek dost ne DLF Cybercity mein under-construction liya tha, 2 saal delay ho gaya possession mein aur penalty bhi naam-matra mili. Plus, carpet area ka game toh sab karte hain, DLF bhi koi doodh ka dhula nahi hai. Ready property hamesha better hoti hai, especially when you're buying for self-use. BPTP Visionnaire Villas ready hain, toh at least you know what you're getting. ROI ka kya pata, but mental peace toh milegi
