Marvel Bounty II amenities: Misleading expectations?

My Marvel Bounty II flat possession was last month. Brochure mein dikhaye amenities kaafi different nikle, many still unusable. Maintenance charges bhi unrealistically high hain. Is this common with other residents?

Oh no, U1! This is exactly what I feared. I'm also considering a flat there, but the price range (₹4.8 Cr – ₹18.4 Cr) for a 2/3 BHK already seemed steep. Unusable amenities at that price? That's just daylight robbery
