Prices are quite premium, ranging from ₹4.76 Cr to ₹18.35 Cr, with an average price per sqft at ₹17660. The RERA status is N/A. Now, on the connectivity front, for a project completed so long ago, its location would have been established. Road access is generally good in that area, connecting well to major arterial roads. However, when it comes to metro access, that's a newer development for Pune. Residents here would likely still rely heavily on personal vehicles or existing public transport like buses and autos. For business hubs, depending on its exact location within Pune, major IT parks or commercial centers could be a moderate drive away. Commute convenience really hinges on traffic conditions, which, as we all know, can be challenging in Pune during peak hours. The original post is spot on about the commute. I live near Sinhagad Road and my daily travel to Hinjewadi is a nightmare. Even with my own car, peak hours can add an hour to a 30-min drive easily. For Marvel Bounty II, which is probably in a similar area or even further from IT hubs, the 'good road access' is only good if you don't travel during 8-10 AM or 5-8 PM. Metro is still a distant dream for many parts of Pune.

U4, same story here! I'm in Akurdi and even getting to Pimpri can take forever. Metro connectivity is improving but it's not like Mumbai yet. Reliance on personal vehicles is a huge cost factor too, petrol prices, maintenance, parking... it all adds up when you're budget-conscious.
