Is Marvel Piazza Phase 01's carpet area efficiency actually less than it seemed on paper? Just moved into a 3BHK here in March. The floor plan looked good, but honestly, fitting furniture is a real struggle. Feels like the usable space is quite a bit less than anticipated. Anyone else who took possession recently feel this way? Or am I just bad at planning?

This is a classic builder tactic. They design floor plans to look spacious on paper with minimal wastage, but when you actually move in, the dimensions are just off enough to make standard furniture difficult. My advice would be to always get an independent measurement done before final payment, and compare it with the RERA carpet area mentioned in your agreement. It's a small expense but can save you a lot of headache.
What about the RERA number P52100003653? Doesn't RERA ensure that the carpet area shown is what you actually get? Can't we complain to RERA if there's a significant difference?
The problem is, RERA carpet area is technically correct, but it doesn't account for 'usable' space. Like, a weirdly placed column or a very narrow passage can eat into your practical space. So on paper, the numbers match, but functionally, it's a nightmare. Happens a lot in Akurdi projects too.
RERA defines carpet area as 'net usable floor area of an apartment'. While Marvel Piazza Phase 01 does have RERA number P52100003653, proving a discrepancy significant enough for RERA action is tough. Builders often play with wall thickness and common areas to inflate numbers. It's a long, uphill battle, yaar.
This is ridiculous! For a project with a price range of ₹2.9 Cr to ₹7.2 Cr, you expect top-notch quality and accurate space. How can they compromise on something as basic as usable carpet area? It just feels like a rip-off, especially for first-time buyers who invest their life savings.

Totally agree with you! My friend bought a 2BHK in Marvel Piazza Phase 01 last year and had the exact same issue. He even tried contacting the builder, but koi fayda nahi hua. This builder ka track record kuch khaas nahi hai when it comes to post-possession issues.
Bhai, did you actually get it measured professionally? Sometimes what we perceive isn't accurate. But I've heard similar complaints from other projects too, builders are getting smart with designs that look big on paper but are impractical.
