₹3.5 Cr for a 3BHK at Marwaha Luxury Homes – I'm seriously considering it for investment. It's a completed project, so under-construction risk nahi hai. But I'm wondering about the actual capital appreciation since its launch. Iska price kitna move hua hai over time? Any investors here who bought early? Also, what's the realistic rental yield in that area for a luxury project like this? Matlab, per month kitna expect kar sakte hain? And is the resale market liquid enough? Honestly not sure how easy it would be to exit in 5-7 years. Any insights on this project's ROI?

I almost booked a unit in a similar 'luxury' project near Alaknanda a few years back. The builder promised huge appreciation because of the exclusivity. But then I saw their earlier project in the same area; prices barely moved after 5 years! For Marwaha, with only 4 units, liquidity is my biggest concern. Who will buy it from you in 5-7 years at an appreciated price if the market is so thin? My agent was pushing it hard, saying 'prime location', 'limited edition', but my gut feeling said no. Did anyone check the actual sales data for units sold here since launch?
To answer your question about sales data, I tried to get some from my bank's property valuation team. They said
I heard one of the units at Marwaha was sold to an NRI for a slightly lower price than listed, maybe around ₹3.2 Cr, just last year. That kind of undercuts the 'huge appreciation' narrative if they're selling below current asking. Liquidity is definitely a concern with only 4 units.
Exactly! Limited units means limited data. It's a black box almost. My agent also tried to push me into a similar deal.
Completed project is a huge plus point, no doubt. Under-construction ka tension hi nahi. But yeah, the ROI question is valid for such high ticket items.

ROI for such projects can be tricky because the buyer pool for resale is so small. What's the real appreciation been like for these 'luxury' projects in, say, Anand Niketan?
