Mass Build Well Livin' Life — just moved in last month, possession was in March. Wanted to share some ground realities about the flat layouts, especially for 2BHKs. Builders often show great floor plans on paper, but actual carpet area useability is different. My 2BHK ka living room feels a bit cramped after placing furniture, honestly not sure if it's just me or if others feel the same. Also, the noise levels from the main road are higher than I expected, even on a higher floor. Air quality seems okay, but the construction nearby doesn't help. Anyone else facing similar issues ya I'm overthinking? Things nobody told me during site visits, yaar. What was your possession experience like? Did you notice anything about the layout efficiency?

Absolutely, U11. Resale will be tough. Who wants to buy someone else's headache?
U5, you hit the nail on the head. Resale value for older projects, especially those with known issues like layout inefficiencies and noise, takes a significant hit. People are more informed now. For a project completed in 2017, already 7 years old, buyers will definitely factor in these 'ground realities'. The ₹39 L – ₹48 L range might be hard to maintain, unless there's a desperate buyer. Current market conditions favour newer, well-planned projects, even if they cost a bit more.
Exactly my point! I had a similar experience with another project in Ahinsa Khand II a few years back. They showed us a beautiful sample flat, but the actual unit had so many compromises. The ventilation wasn't as promised, the plumbing fixtures were cheap, and don't even get me started on the electricity load capacity. Builders often cut corners after booking, and by the time you get possession, it's too late to do anything significant. This Livin' Life project's issues with layout and noise sound very familiar.
Possession 2017 mein tha, abhi 2024 mein ye sab issues nikal rahe hain? Seems like basic quality checks were missed.

U8 is right. Aur noise ka issue toh common hai. Mera friend Abhay Khand mein rehta hai, uski building bhi main road ke paas hai. Upar ke floors par bhi traffic noise bahut aati hai, especially during peak hours. Yeh builder log soundproofing par dhyaan hi nahi dete.
Haan U2, I can tell you. Living room toh hai hi, but kitchen ka counter space bhi utna practical nahi lagta. Sirf ek person comfortable kaam kar sakta hai, doosra ghus jaaye toh congestion. Bedroom size bhi theek hai, but storage ke liye built-in wardrobes ke baad walk space kam ho jaati hai. Balcony bhi just 'enough' hai, not for sitting out comfortably. Brochure mein jo 3D renders the, they were definitely misleading for the actual carpet area feel.
Bhai, totally relate! Ye 'Mass Build Well Livin' Life' ka naam sunkar lagta tha sab well hoga, but ground reality kuch aur hi hai. Builders ke floor plans toh aise dikhate hain jaise har cheez perfect fit hogi, lekin jab furniture aata hai toh lagta hai sab chhota pad gaya. Meri cousin ne bhi ek project mein book kiya tha, ₹45 L mein 2BHK, aur uska bhi same haal hai. Is price range (₹39 L – ₹48 L) mein toh thodi better quality aur space expect karte hain na?
Agreed, U1. Is price point par, especially for a project completed in 2017, these issues are a big red flag. ₹40L+ for a cramped space is not ideal.
Sahi kaha, U1. Ye builder tricks hain. Floor plan mein sab open space dikha denge, lekin actual usability mein compromise ho jata hai. Aur 128 units mein se kitne log ye feel kar rahe honge, sochne wali baat hai.
