2.5 saal ho gaye Max Estate 128 I book kiye, aur abhi tak OC ka koi update nahi. My wife aur mai, humne family ke liye ye project liya tha, kids ke school admissions ka bhi tension hai. Builder ne 6 mahine bola tha, ab lagta hai ek saal aur lagega. Itna premium project, itna delay? Samajh nahi aa raha. Darr hai ki amenities ka kya hoga, brochure mein jo dikhaya woh actual mein milega bhi kya? Koi aur bhi hai jiska similar experience hai Max Estate 128 I mein? Kya karna chahiye? Neighbourhood schools aur daily convenience ki bhi tension hai. Please advise.

The school admissions and amenities point is very real. My biggest fear is booking a flat and then the promised facilities like clubhouse, park, or even basic shops never materialise or are poorly maintained. Have you seen any progress on the amenities area at Max

This is exactly why RERA was introduced, but even that seems slow for such big projects. The official possession date for Max Estate 128 I as per RERA is 2028-05-07. If you booked 2.5 years ago, that's still a really long time till the official date. Are they even close to finishing the structural work? Have you checked the status on the RERA portal using UPRERAPRJ446459? Sometimes the ground reality is very different from what's updated online.
Noida market mein abhi bohot projects delay ho rahe hain, especially the high-end ones. Builders are facing cash flow issues sometimes, which affects construction speed and quality. It's a tough situation for buyers.

Totally agree with U2, sales people just lie to get the booking done. Happens everywhere.
They just keep giving vague answers, saying 'internal approvals' and 'minor adjustments'. It's always some excuse, never a clear timeline. This ₹10.2 Cr – ₹25.5 Cr range feels like a trap now, paying so much and getting this treatment.
