Fed up of renting, finally taking the plunge on property. I'm looking at Max Estate 128 II in Greater Noida. Given its high price point, I'm wondering about the capital appreciation since launch. What's the real resale market like there? Are we talking ghost society with too many investors, or is there a good end-user mix for future liquidity? Thinking long-term wealth here.

Yaar, exactly my thoughts! Max Estate 128 II ka price dekh ke toh BP high ho jaata hai, especially for a first-time buyer like me. ₹11.4 Cr se shuru, that's like a lifetime's earning for many. I'm also worried about this investor ratio. If it's mostly investors, will it just be a ghost town until possession in 2029? And re-sale value ka kya hoga fir? Long-term investment hai, but liquidity bhi toh chahiye.
Bhai, I also checked Max Estate 128 (maybe Phase I). Investor ratio was a huge red flag for me too. Meri ek concern aur hai – what about the maintenance charges later on? Do they become a huge burden
Totally agree with you! Investor-heavy projects are a big red flag for us first-timers. Feels less like a home and more like a speculative asset.
