Noida Extension mein Max Estate 128 II ka price point dekh raha hoon. Pre-launch se ab tak ka price trajectory kaafi aggressive laga hai. Is range mein kya capital appreciation mil sakti hai long-term mein? I'm worried about the investor ratio here; it's a high ticket size project. Kahin ghost society na ban jaye, ya phir resale market mein liquidity issue na ho. Kya lagta hai, is price pe entry lena worth it hai for a 5-7 year hold? What's your take on the actual upside left?

Investor-heavy buying, then when actual families moved in, society felt empty for years. Resale was a nightmare because the initial premium was too high, and the actual demand for that price point wasn't there. For Max Estate 128 II, with just 65 units, this 'ghost society' fear is very real. We need more clarity on their target audience.
U9, to answer your question, appreciation was minimal, maybe 10-15% over 4 years, which is terrible considering inflation and alternative investments. Noida Extension mein abhi bhi affordable segment ki demand zyada hai. Max Estate 128 II might be a good product, but at that price, it's a very niche market, aur resale mein bahut mushkil aati hai.

Today, it's half-empty, amenities are barely maintained because maintenance funds are low due to less occupancy, and he's stuck. He can't even find a buyer for a reasonable price. Max Estate 128 II ka RERA number toh hai, but liquidity ka kya?

Totally agree. Current market conditions mein itna high ticket size bahut risky hai. I'd rather look at something more established in Alpha I Greater Noida.
Sahi kaha U1, this price range of ₹11.4 Cr – ₹32.8 Cr is just insane for Noida Extension. It's almost like they're targeting a very niche group of ultra-HNIs, not regular first-time buyers like us. With the RERA number UPRERAPRJ294911/12/2024, at least transparency hai, but who is going to buy these at such a premium? Long-term appreciation tabhi hoti hai jab entry point reasonable ho.
