Max Estates projects in Sector 74A feel overpriced from the get-go. I'm a first-time buyer, 28 saal ka, looking at a 2BHK around ₹1.8 Cr. My parents keep saying Gurgaon mein all-in cost bohot upar jaati hai, and I'm seeing it firsthand. Base price ke upar stamp duty, registration, PLC, parking, fir interiors... It adds up to like 20-25% more. Is it even possible to negotiate these extras down? Matlab, builder bolta hai spot discount hai but then PLC aur floor rise laga dete hain. Should I push for a better deal on the total package or just accept these standard charges? Honestly not sure how to maximize deal value here.
