I think it's too early to judge the resale market for such niche premium projects in Noida Extension. The area is still developing infrastructure-wise, and real appreciation takes time. If you got possession in April, it means you've just started living there. Give it another 2-3 years, let the metro connectivity improve further, and more families move into the surrounding projects. The current market is soft, yes, but for long-term holders, patience might pay off. It's not a quick flip investment, that's for sure. But then, real estate rarely is.
Maxblis White House III has 608 units, right? That's quite a lot of inventory in one go. How's the maintenance and society management after possession? Is it well-maintained, or are there issues that might deter potential buyers?
My cousin booked in a similar premium project near Ajayabpur station. He's also facing the same issue. He bought it for 2.4 Cr and now if he tries to sell, agents are quoting 2.1-2.2 Cr. That's a direct loss for him, forget appreciation. For first-time buyers like us, budget is everything. These high-end properties are looking more like liabilities if the resale market isn't active. It's a big worry for me as well, I'm eyeing a flat in the 1.5 Cr range, but this makes me rethink the whole area.
Honestly, the entire premium segment in Noida Extension is struggling with resale. These developers sold units at high prices, promising luxury and appreciation, but the ground reality is different. Who pays 2.3 Cr – 2.9 Cr for a flat in Noida Extension when you can get something similar, maybe slightly older, in a more established sector of Noida or even Greater Noida for that much? The demand just isn't there for second-hand at these price points. It's a classic case of oversupply meeting unrealistic expectations.
Exactly, and the RERA number UPRERAPRJ7418 is for a completed project. So, it's not like buyers are waiting for possession anymore. The product is there, but the buyers are not, at least not at these prices.

Wait, you got possession in April? But I thought Maxblis White House III ka official possession date toh 2019-12-30 tha, as per RERA. Is there a new RERA update or something? Just curious, because I'm looking at another Maxblis project.
Yaar, I almost booked a flat in Alpha II a couple of years back for similar pricing. Thank God I didn't. Noida Ext ka scene hi alag hai. Primary market mein toh builders discounts deke sell kar dete hain, but resale mein toh no one wants to pay that premium. Aapka experience sahi hai.
