Mayfield Garden mein amenities kitni real hoti hain?
Since last Diwali, I'm just confused about Gurgaon projects. I'm checking out Mayfield Garden Luxury Floors and the amenities look amazing on paper. But I'm worried, yaar, about what actually gets delivered at possession. Is it common ki brochure wali facilities nahi milti? Also, construction quality ka kya scene hai? Sunte hain cracks aur seepage issues aate hain after a year. First home hai, I don't wanna mess this up. Any experiences with this?

Mayfield Garden Luxury Floors is a completed project, so that's a huge plus point in today's market where delays are rampant. You can actually visit, inspect, and get a clear picture of what you're buying. The price range of ₹2.7 Cr – ₹5.0 Cr is steep, but for a completed project in Gurgaon, especially with the current demand surge post-pandemic, it's not entirely out of line. However, always factor in an additional 5-10% for unexpected fixes or upgrades that the builder might have skimped on. Don't rely solely on the sales team's words.
Exactly. My friend bought a ready-to-move-in flat in Basai and still had to spend a significant amount on plumbing and electrical fixes. 'Completed' doesn't always mean 'perfect'.
That's a good point about it being completed. At least you avoid the RERA delays. But even with completed projects, sometimes builders cut corners on the finishing materials.
My friend bought in a project not far from Mayfield Garden, closer to Airport Road (Gurgaon side). They were promised a fully equipped gym and a spa. Possession ke time pe gym mein bas do machines thi aur spa ka toh naamोनिशान nahi tha. Builder ne bola 'future development' hai. It's been 3 years, still waiting. So, the brochure vs reality gap is real. Did anyone here actually take possession in Mayfield Garden Luxury Floors? What was your experience with the promised facilities and construction quality? Especially about those cracks and seepage issues?
Thanks for sharing, U8 and U9. This is exactly what I was worried about. 'Usable' and 'decent' is not what you pay 3-5 Cr for. I'm looking for something that feels premium from day one.
My uncle owns a flat there. He mentioned minor seepage in one of the bathrooms after the first monsoon, which the builder did fix, but after a lot of chasing. So, those concerns are valid. Amenities wise, he said it's 'decent' but not 'wow'.
I know someone who got possession there. They said the basic structure was fine, but some internal finishes felt rushed. And yes, the club facilities were not as grand as shown, but usable. Not a total disaster but definitely not 'luxury' level in every aspect.
I feel you, U1. Gurgaon mein yeh problem bahut common hai. My cousin booked a flat near Badshahpur and the builder delayed possession by 2 years, and then delivered half the promised amenities. It's a huge financial and emotional investment. Mayfield Garden ke floors toh bade attractive lagte hain, but that's exactly why I'm skeptical.
Bhai, amenities ka toh sabse bada scam hai. Brochure mein Olympic-size pool aur rooftop garden dikhate hain, milta hai ek chhottu sa swimming pool aur terrace pe do gamle. Mayfield Garden ka toh mujhe bhi doubt hai, especially at that price point. ₹2.7 Cr se ₹5 Cr range mein you expect top-notch, not just 'good on paper'.
Haan, but Mayfield Garden is actually completed, right? Toh at least you can go and see the amenities before buying. Many projects toh under construction mein hi hype create karte hain. Check karlo ek baar visit karke.
Totally agree with you! Clubhouses aur sports facilities ka toh bas naam hota hai. Real mein kuch nahi hota. Same fear for me.
