The zero project history is definitely a major red flag for Pegasus. While Mayfield Garden might seem attractive on paper, the risk of delays, quality issues, or even project abandonment is much higher with an unproven builder. My advice would be to either go with a builder with a solid track record, even if it means a slightly higher price, or at least get someone reliable on the ground to do extensive due diligence. I second U5's experience. I almost booked a flat in Baharampur Naya from a relatively unknown builder last year, attracted by the 'luxury' tag and 'pre-launch discount'. Thankfully, my lawyer advised me to check their RERA history and court cases. It turned out they had a project stuck for 5 years in another state. For an NRI, it's even tougher as you can't physically follow up. If Pegasus has no track record, please, please reconsider. It's better to pay a little more for a reputed builder than lose your life savings.
Zero projects toh bahut risky ho gaya. Waise, Mayfield Garden mein price kya quote kar rahe hain? Is the pricing competitive enough to take such a risk? Gurugram mein abhi market thoda thanda hai, especially for new builders, toh price bhi achha hona chahiye for this kind of gamble. Near Badshahpur, prices are already high for established names.

Thankfully, my cousin visited the site and the office, and the vibes were just off. They were super pushy. Later found out they had multiple cases against them for delays. It's a huge red flag if a builder has no prior projects. Property investment is a big deal, don't rush into it.

Unka RERA profile shows zero *completed* projects. So, while the project itself might be registered, the builder's experience is nil. That's the main concern.

Exactly! Legal track record check karne ke liye past projects hone chahiye. Agar builder ka RERA portal pe 'Total Projects: 0' dikh raha hai for completed ones, toh fir kya check karoge? Sirf current project ka registration dekh sakte ho, but that doesn't guarantee anything. Bahut caution chahiye.
