Mayur Vihar Phase 2 prices: My negotiation discovery

Most buyers miss how much negotiation room actually exists in Mayur Vihar Phase 2. I'm currently in a 2BHK in Dwarka and thinking of upgrading to a 3BHK here. Saw some flats for ₹2Cr+, feels high. Is the price jump justified for the investment potential over 3-5 years? I'm worried about resale too, given the limited new supply in Delhi. Already have a home loan, so this next step needs to be solid. Any tips on finding actual value or what to look out for in terms of appreciation? Hope this helps someone.
