Two years ago I thought Mayur Vihar Phase 3 was just okay, but now I'm seriously considering it for investment. I've been tracking prices, especially for 3BHKs, and they've really shot up. Matlab, ₹2.5 Cr for a decent 3BHK is common now. From my experience, the ROI in this belt has been steady, maybe 6-7% CAGR if you bought 5 years back. Is this appreciation sustainable? What's the resale market like there? Selling off agar 3-5 saal mein need pade toh easy hoga kya? Or will it be tough to find buyers at a good premium? Rental demand for families or bachelors? Honestly, not sure if current prices are justified for the overall infrastructure. What's your take?

Bhai, 2.5 Cr for a 3BHK in Mayur Vihar Phase 3? Thoda zyada nahi lag raha? Infrastructure wise, it's decent but nothing extraordinary. I fear this appreciation might be a bubble. Resale value ka kya hoga if the hype dies down?
