Since January I've been shortlisting flats in this city, can't believe the prices. I'm based in Dubai, so site visits are tough. Everyone glorifies Mayurdhwaj Apartments for its 'prime location', but I'm worried about rental potential there compared to OM Apartment. OM seems more end-user focused, less ghost society risk, which means better long-term tenants, right? Builder ka track record bhi matter karta hai. Honestly, not sure if Mayurdhwaj's higher price range makes sense for a pure investment property. Disagree? Tell me why.

Totally agree with you! Mayurdhwaj ka hype sirf location pe hai, but actual returns and maintenance cost ko koi dekhta hi nahi. My cousin bought there 3 years ago, ab rental yield expectations se bahut kam hai. Plus, resale value bhi utni fast nahi badhi jitna log bolte hain. OM Apartment ka naam pehle nahi suna, but if it’s more end-user focused, that's definitely a safer bet for long-term investment. Ghost society risk is real, especially with smaller projects. Dubai se manage karna aur bhi tough hoga, so due diligence is key.
