Gurugram is gearing up for a significant upgrade as the Municipal Corporation kicks off tenders for four model road redevelopment projects. This initiative, focusing on wider pedestrian walkways, improved lighting, and signal-free corridors, promises enhanced urban living. Such infrastructure boosts directly contribute to property appreciation and increased demand in surrounding areas, making these locations more attractive for long-term investment. Do you think these developments will significantly change Gurugram's real estate market outlook for investors?

Is it just me, or does anyone else feel like these announcements are strategically timed to create artificial demand? Just before a property fair or something? I'm skeptical. Developers will just hike prices based on 'future infrastructure' without any real work on the ground. Be cautious, everyone.
Ye 'model road' sunke toh darr lagta hai. Pata nahi kitne construction projects aise hi adhoore reh jaate hain. Builder delays toh common ho gaye hain. Pehle yeh confirm ho jaye ki kaam genuinely shuru hoga, tabhi kuch investment ke baare mein sochna chahiye. Sirf announcement se real estate market mein koi bada change nahi aata.
I think this is a positive step, especially for areas that need better connectivity. Airport Road (Gurgaon side) pe traffic ka haal bahut bura hai, agar signal-free corridors ban jaate hain toh commute time kam hoga. Long-term mein toh value add hoga hi. Hum jaise first-time buyers ko thoda wait karna padega maybe, but future return achhe mil sakte hain.
True, long-term investors ke liye toh achha hai. But U1 ka concern bhi valid hai. Current market conditions mein Gurugram already overpriced lag raha hai. Kya ye projects prices ko aur push kar denge jisse hum jaise budget buyers ke liye kuch bachega hi nahi?
Exactly! Connectivity is key. My friend booked a plot near Baliawas and was worried about the approach roads. If these projects actually materialize, it will definitely make those areas more attractive. But U4 ka point sahi hai, execution is everything.
Bhai, ye sab sunne mein toh achha lagta hai, but ground reality kuch aur hi hoti hai. MCG tenders float karti rehti hai, kaam kitna hota hai woh sabko pata hai. Mere flat ke paas bhi road widening ka project tha Basai road pe, 2 saal se sirf boards lage hain, kaam kuch nahi hua.
Haan yaar, woh toh hai. Basai road ki haalat toh dekhne layak hai. Kahi yeh bhi sirf announcement ban ke na reh jaye. Koi time-bound completion plan hai kya in projects ka ya sirf tenders float karke bhool jayenge?
Totally agree with U2! Mera bhi same experience hai. Chakkarpur area mein bhi kuch plans the, bas papers pe hi reh gaye. Infrastructure projects Gurugram mein sirf builders ko rates badhane ka bahana dete hain, common buyers ka kuch faida nahi hota.
Yeh toh achhi news hai Gurugram ke liye! Traffic aur pollution se thodi rahat milegi. But as a first-time buyer, mera biggest concern hai ki kya isse property prices aur badh jayenge? Already itna high hai, kahin affordability aur na khatam ho jaye.
