Medanta/Sector 38 area – I'm seriously looking at properties here, mainly 2BHKs around ₹1.5 Cr. First time buying, honestly feeling a bit lost with all the options. My parents keep saying to be careful about hidden costs. I'm checking out Arete India Projects, but should I go direct to them or use a broker for a better deal? Brokers always promise "best prices," but then what about stamp duty, registration, and PLC? Are those fixed, or is there negotiation room there too? Not sure if they hide those until the end. Any chance of spot discounts right now, or is that just wishful thinking in this market? Really need some advice on navigating this, ab samajh nahi aa raha.

Bhai, exactly my situation! Medanta/Sec 38 is tempting but itna confusion hai. Parents bhi bolte hain dhyaan se. Mujhe bhi yahi doubt hai ki broker best deal bolte hain but hidden costs baad mein hi pata chalte hain. Aapki problem meri bhi hai!
Haan bhai, sahi kaha. Mujhe toh power backup charges ka bhi tension hai, suna hai bahut high hote hain, aur ye koi batata nahi pehle.
