Delhi mein abhi market kaafi volatile hai. Is price range mein Alaknanda ya Ansal Villas mein better options mil sakte hain kya? Ya Mehta Villa still holds some value because of its premium tag?
Dekho, location Anand Niketan ke paas hai toh premium toh hoga hi. But mere ek friend ne wahan flat liya hai, he says the community is good, families hain kaafi. Kids have play areas and there are activities planned by the residents. But yeah, the upkeep of amenities is a constant battle with the RWA and builder. The pool is often closed for repairs, and the gym equipment is not always functional. The price tag of ₹3-5.5 Cr is justified for the location and overall community feel, but not for the quality of amenities. Expect to push for things and be prepared for RWA meetings.
Maintenance toh har jagah ka issue hai, but Mehta Villa mein itna big deal hai kya? Aur builder ka track record kaisa hai? I'm also looking in that Anand Niketan area, aur options dekh raha hoon. Is it worth considering at all, even for the location?
Mai toh bolunga avoid hi karo. My brother got possession late in another project by the same builder near Anand Vihar, and the finishing was terrible. They charge a bomb for maintenance but don't deliver. For ₹3 Cr+, you deserve peace of mind, not constant headaches. Better to look at smaller, more established builders or resale properties where you can see the actual condition.
Regarding maintenance, haan, it's a big deal. RWA is still fighting with the builder for proper handover of funds and completing pending work. Builder ka track record mixed hai, kuch projects ache hain, kuch mein mess. Anand Niketan is good, but check other projects too, maybe a resale in Aram Bagh could be a better deal?
Sahi kaha U1. My cousin almost booked there last year. Amenities, especially the pool and clubhouse, looked great during site visits, but then we heard from a few residents that maintenance is a huge headache. The gym equipment is also not top-notch, apparently, and they faced delays in getting some common areas fully operational even after it was listed as COMPLETED. For a ₹3 Cr+ property, you expect much better, not constant follow-ups for basic functionality. It's a completed project but some things are still pending, which is frustrating.
Haan, especially the pool filter system, I heard it's always giving trouble. And security guards are often underpaid and untrained, which affects overall service and safety. For families, this is a big concern.

Yaar, yeh builders ka to usual funda hai. Brochure mein sab gold dikhta hai, reality mein kaala. Mehta Villa ka naam bhi pehle suna hai kuch issues ke saath. Price toh ₹3 Cr se shuru hai, itne mein toh amenities top-notch honi chahiye na?
