Spent the whole Sunday checking out options near Kanakapura Road. Metro Phase 2/3 expansion kaafi hype hai, but is the price appreciation near stations real ya sirf builder marketing? I'm looking at a 2BHK around ₹1.1Cr. Log bolte hain connectivity sudhregi, but delays ka bhi darr hai, especially with Peripheral Ring Road. From my experience, these infra projects take time. Kya kisi ko actual ground pe ROI mila hai from previous phases in Whitefield? Or are developers just increasing PLC? Should I wait?

Totally agree with the OP! Metro hype is real, but actual impact on prices near stations for Phase 1 was mostly seen after possession, not during construction. Builders toh PLC add kar dete hain for 'connectivity benefit' even before a single pillar is up. Kanakapura Road pe bhi same drama chal raha hai.
Exactly! I bought in Akshayanagar during Phase 1 construction thinking it would boom. It did, but very slowly. And the appreciation wasn't as crazy as promised. Ab toh sab standard ho gaya hai
