Metro Phase 2 impact is totally underestimated in Hyderabad, I think. I'm honestly fed up of renting; my landlord just hiked rent again so I'm finally taking the plunge to buy. My EMI vs rent math says it's time. I'm looking at places like Tellapur, but also considering areas closer to the upcoming Metro Phase 2 routes. Is the RRR development around Tellapur really going to drive prices much higher, or is that mostly priced in already? What about ORR connectivity? I'm wondering if properties near those Metro expansions are still affordable. Are these infrastructure projects actually on schedule, or should I expect delays? Trying to figure out where the real appreciation will be in the next 3-5 years.
