Been in this game for 10 years, but buying my own flat in Delhi is still a maze. Metro Phase IV aur UER-II ka hype bahut hai, but I honestly feel most of the appreciation is already factored in, especially in South Delhi. I'm looking at Roop Nagar, and the prices seem to reflect future connectivity already. Yaar, builder ka track record dekhke, are those completion timelines for UER-II even realistic? I'm thinking about the real ROI, not just brochure promises. Any areas near these corridors jo abhi bhi underpriced hain, ya sab marketing spin hai?

Totally agree with you! I'm also a first-time buyer and the prices around Dwarka Expressway, which is supposed to connect to UER-II, are insane. Lagta hai sab future potential already absorb ho gaya hai. Builder delays toh common hain, UER-II ka bhi wahi haal hoga lagta hai.
