Metropark Park View: My ROI numbers aren't adding up.
₹2.3 Cr for a 3BHK in Metropark Park View, Greater Noida. Project completed hai, so possession ka issue nahi. But capital appreciation kaisa raha hai since launch? Aur actual rental yield kya expect kar sakte hain yahan? Iski resale market kitni liquid hai? Investors ke liye worth it hai kya abhi bhi?

Hold on, not everything is doom and gloom. Metropark Park View has its advantages. It's a fully completed project, so no RERA delays or construction worries. The build quality is actually decent for its time. And it’s right on the main road, which is good for connectivity. What about actual rental income? Has anyone rented out their 3BHK there recently?
Totally agree with you! My uncle has a 2BHK there, not 3BHK, but he gets around ₹18,000
Honestly, I know someone who bought a 3BHK in Metropark Park View back in 2010 for much less, maybe around ₹1.2 Cr. They tried selling it last year and barely got ₹2.1 Cr. That’s not great appreciation over 13 years, even if you factor in the general market slowdown. Plus, maintenance charges have gone up significantly, which eats into any potential rental yield. I'd say for an investor looking for quick returns, this isn't the best bet anymore. The total units being 126 also means competition for rentals is high.
I've been looking at Metropark Park View too, but my broker is pushing it hard. He says the location near Alpha I Greater Noida is a big plus. But what's the actual price per sqft people are getting for 3BHKs? And has anyone actually tried to sell a unit there recently? Resale liquidity is my biggest worry.

Alpha I location is definitely good, I agree. But for Metropark Park View, I've seen listings around ₹8000-₹8500 per sqft. Considering it's a 2008 project with 126 units, the market is a bit saturated for older properties. Current market conditions in Greater Noida favour newer projects with modern amenities more.
