MG Road for buying? Need real talk on resale.

My lease ends in 4 months and I'm honestly fed up of renting. EMI vs rent math is finally making sense. I'm looking at MG Road for a 2BHK, maybe a Prestige or Sobha project. Prices are high, I know, but I'm thinking about long-term investment. Kya MG Road mein resale value pakka achhi rehti hai? Or is it overvalued now? Also, monsoon mein waterlogging ka issue kitna serious hai udhar? Does it affect property value later? Any upcoming development jo resale pe impact karega?
