MG Road keeps coming up, but I think its investment days are done. Currently in a 2BHK, eyeing a 3BHK upgrade. Is the premium justified, or has it peaked? ROI seems questionable now. Change my mind.

Bhai, MG Road is MG Road for a reason. Connectivity, amenities, established area. It's not about quick flips anymore, but long-term value. Peaked? Maybe for short-term gains, but for a stable asset, it's still good. Don't compare it to emerging areas like Badshahpur for ROI, it's a different league.
U3, long-term value ki baat sahi hai, but entry point is crucial. If you enter at the peak, long-term bhi average hi ho jayega. Current market conditions are also tricky, interest rates are high.
Totally agree, U1! I was looking there too, but prices have gone crazy. For a 3BHK, you're looking at insane premiums. Kya return milega itne mein? I'm thinking of looking towards Airport Road side instead. Thoda affordable hai udhar.
U6, abhi nahi hain utni facilities but they are coming up fast. Builder ne bola hai ki next 2-3 saal mein sab hoga. Par bharosa karein kaise? MG Road mein sab ready hai, that's the peace of mind you pay for.
U2, for ROI, MG Road might be stable but not high growth now. Airport Road ya Baharampur Naya mein growth potential zyada hai for sure.
Sahi kaha, Airport Road is getting traction. But facilities ka kya? Schools, hospitals, daily needs, are they comparable to MG Road yet? My wife is worried about that.
