Millennium Spire Central buyers, what's the carpet area reality?
Millennium Spire Central mein actual carpet area kitna milta hai real mein? I'm currently in a 2BHK in Sector 70, eyeing a 3BHK here. Brochure mein toh sab sahi lagta hai, but many times carpet area is way less than what's promised. Kya buyers ko possession ke time pe koi surprise mila tha? Need to know if the premium for a 3BHK here justifies the actual usable space. Any tips on checking this before committing?

Honestly, 3BHK ka premium is justified only if the actual usable space is significantly more than a 2BHK. Often, they just add a small room or make the living area slightly bigger, which doesn't feel like a true upgrade. Mera budget bhi tight hai, so every square foot counts.
Carpet area is a huge concern for first-time buyers. I'm looking near Airport Road (Gurgaon side) and the difference between super built-up and carpet area is massive. Millennium Spire Central ka premium for 3BHK, given its 2016 possession, might be a bit high now if you're buying resale. Current market conditions in Gurugram are very competitive.
Yeah, RERA is key. But even then, sometimes the actual measurement on site is slightly off. For a completed project like Millennium Spire Central, it's easier to verify by physically inspecting and measuring. Don't forget to check the balcony area included in the carpet calculations, sometimes that's tricky.
You can ask for the RERA registration documents. Usmein carpet area clearly mentioned hota hai. It's mandatory now. Agar original owner ke paas nahi hai, toh builder se maango ya RERA website pe check karo. It's your right.
Exactly! Resale mein toh aur dikkat hoti hai. Builder se direct deal nahi hoti. The original owner might not even have the exact RERA carpet area details. How do you verify then?
I heard Millennium Spire Central had some RERA issues initially with the possession date, but ultimately they delivered. The 10 units were all sold out quickly. For carpet area, always insist on seeing an actual unit, not just the sample flat. Measure yourself ya kisi professional ko le jao. That’s the only way to be sure.
Absolutely agree with seeing an actual unit. Sample flats are always deceptive. Also, check the common areas and amenities. Many times, builders cut corners there. ₹39 L – ₹48 L for a 3BHK in 2016 was a good deal though.
RERA ka toh pata nahi, but 2016 possession ke baad bhi kuch units mein finishing issues the. My cousin booked a flat there, and he had to follow up a lot for minor repairs. So, check the unit thoroughly, not just the carpet area.
Bhai, Millennium Spire Central toh 2016 mein hi complete ho gaya tha. Mera ek friend wahan rehta hai. Carpet area ka issue toh har project mein hota hai, but yahan unhone almost wahi diya jo brochure mein tha. Thoda bahut upar neeche hota hai always.
Exact measurements se kya fayda hoga agar builder ne already kam diya hai? Kya hum legally challenge kar sakte hain? I'm also looking at a flat in Badshahpur and the carpet area numbers are confusing me.
Sahi keh rahe ho. I remember checking this project back then. Carpet area was decent for the price range, especially since it was ₹39 L – ₹48 L. But make sure to get the exact measurements from the builder or a third-party before signing anything. Don't rely only on the brochure.
