posted on 9 MayMinor snags are the hidden cost killer for investors, change my mind.
Does anyone else find small construction snags become huge investor headaches later? Just got possession in Eureka Diya Green City Nh 24 a few months back. Initial fittings felt okay, but now I'm seeing minor seepage in a wall and a few tiles are coming loose. I'm worried about maintenance costs and tenant issues if I plan to rent it out. Does this stuff impact resale value much down the line, or am I overthinking it? What's your experience with these "minor" issues turning into bigger problems?

Toh builder ne kya bola aapke seepage aur loose tiles ke baare mein?
This is the problem, right? They promise the moon during booking, but post-possession, you're on your own. The RERA is supposed to protect us, but builders often find loopholes. These 'minor' issues definitely impact resale value because a smart buyer will notice them during inspection.
Haan, after-sales service is usually terrible.
Builder toh pehle bolte hain 'minor issue hai, ho jayega', but then they drag their feet. Experience bol raha hu, mera ek flat mein Ahinsa Khand II mein yahi hua tha.
Mere ek relative ne Abhay Khand mein ek property li thi, initial days mein sab theek tha. Phir kitchen sink mein leakage shuru ho gayi, aur bathroom tiles bhi loose ho gaye. Builder ne bola warranty mein hai, but it took ages to fix, aur tab tak tenant irritate ho chuka tha.
Absolutely. The cost of repair plus lost rent is a double whammy. Always get a detailed snags list inspection done before taking possession, even if it costs a bit extra.
Tenant issues are the worst for investors. Resale value takes a hit for sure.
Bhai, Eureka Diya Green City Nh 24 ka RERA number UPRERAPRJ705122 hai aur possession date toh 2027-01-03 dikha raha hai. Aapko possession kaise mil gaya abhi? Ya toh aap kisi aur phase ki baat kar rahe ho ya phir builder ne illegally early possession diya hai? Ye bahut bada red flag hai agar aisa hai toh.
Exactly! Partial possession is a trap. They give you the keys, but the society is still under construction, no proper security, and then these snags start appearing. For a project with 1200 units and price range ₹49 L – ₹1.0 Cr, they should be more professional. Ghaziabad market mein aise cases badh rahe hain, builders are cutting corners.
Maybe OP got partial possession? Builders often do this to show progress, but the amenities are incomplete. My brother faced this in Afzalpur.
Haan, main bhi yahi soch raha tha. 2027 is a long way off for possession.
Totally relate, yaar. Hum bhi first-time buyer hain aur budget tight hai. Ye minor cheezein hi baad mein headache ban jaati hain. Meri friend ke flat mein bhi Achchheja mein aise hi drainage issues start hue the.
