Did a site visit to MJR Builders in Chikkathoguru last weekend. Fed up of renting, landlord ne rent badha diya phir se, so finally taking the plunge. Base price toh ₹85L bol rahe 2BHK ke liye. But yaar, yeh all-in cost ka calculation samajh nahi aa raha. Kitna negotiation possible hai Bengaluru mein, especially on the base price? Aur yeh hidden charges, PLC, parking, stamp duty, registration ke baad total kitna upar jaayega? Koi tips on avoiding last-minute surprises, especially from MJR? EMI vs rent ka math toh kar liya but total amount bahut high lag raha.

I almost booked with MJR in their Aavalahalli project two years back. The base price seemed decent, but then they kept adding charges. PLC was for 'view', then 'floor rise', then 'corner unit'. Parking was extra, then society setup charges, then electrical deposits. It felt like a never-ending list. We backed out after seeing the final quote was almost 15% higher than what was initially promised. Bengaluru market mein yeh common hai, but MJR is particularly notorious for it. Make sure you get EVERYTHING in writing, down to the last rupee, before signing anything. Don't fall for verbal assurances.
U6, they usually give a 'draft' breakup which is vague. The real breakup comes much later, after you're emotionally invested. And yes, RERA carpet area is crucial. Builders often quote super built-up for initial price discussions, which can be 25-30% more than carpet area. Currently, in Bengaluru, especially in areas like Chikkathoguru or even nearby Adigara Kallahalli, demand is still high, so builders don't feel the pressure to be fully transparent or negotiate much. U4, did they give you a clear breakup of all these charges upfront, or did they reveal them gradually? And what about the RERA carpet area vs super built-up? That's another big one for me, heard many stories.

Bhai, 85L for 2BHK in Chikkathoguru is already on the higher side. Negotiation on base price is almost impossible these days, especially with known builders like MJR. They will give you some 'offers' on amenities or perhaps a modular kitchen, but not on the per sqft rate. Be very careful with the 'all-in' cost, that's where they hide a lot.
True that, they never budge on base. It's always the add-ons.
Haan, aur yeh PLC, parking, amenity charges sab milake 10-12L upar chale jaate hain. My friend booked in Akshayanagar last year, thought it was 70L, ended up paying 83L eventually. MJR ka track record toh theek hai, but always read the fine print twice.
