Since January I've been shortlisting flats in Ghaziabad for my growing family. My wife's priority is a safe neighbourhood for the children and good schools nearby. I'm looking at Spr Homez by MK Developer; the price is very appealing, honestly not sure how they manage it. Is it genuinely good for daily living, ya fir bas brochure pe acha lagta hai? What about the society vibe, is it friendly? Kids ke liye playgrounds, community feel kaisa hai wahan? Any parents living there, please share your experience.

Dekho, ₹22 L for a flat is definitely attractive in today's Ghaziabad
My colleague had a bad experience with MK Developer's project near Ahinsa Khand 1 a few years ago. Possession date was August 2022, but they got it in early 2024. Delays were massive, and the quality was just average. Spr Homez ka possession date is Aug 2024, right? Given their history and only 4 units, I wouldn't trust that date blindly.
This is important. U1, you asked about safety and schools. Ghaziabad has some good schools, but the immediate vicinity of such a small, 4-unit project might not have the infrastructure you're expecting for kids' activities. A society offers more than just a roof.
Totally agree with U8. Delays are common with these smaller builders. My cousin also faced issues with MK Developer in Abhay Khand. They promise a lot, but execution is often poor. For a first-time buyer, such uncertainties can be very stressful.
U4, you're absolutely right. I cross-checked on RERA, it clearly shows only 4 units for Spr Homez. Total units: 4. Can you imagine? This isn't a society, it's barely a small building. How can there be any 'community feel' or proper amenities with just 4 families? This is a huge red flag for first-time buyers looking for a 'society' vibe.
RERA pe check karna bahut zaroori hai. U5, thanks for confirming the 4 units. This changes everything for U1's requirements about kids' playgrounds and community. Builder profile bhi check karna chahiye, especially with such small projects.

Exactly! U2 is right. ₹22 Lakhs sounds extremely low for any decent 2BHK or 3BHK in a family-friendly area of Ghaziabad. Kya size offer kar rahe hain, U1? Kahin bahut chhota carpet area toh nahi hai?
