MMD Provica Homes or RN Elite? Totally confused
Is MMD Provica Homes really worth the extra money over RN Elite Apartment? I'm downsizing now that the kids have moved out, don't need such a big place anymore. Looking at ready-to-move only. RN Elite is cheaper, that's a big plus since resale of my existing property won't cover everything. But I keep reading about maintenance issues in older societies. MMD Provica is newer, hopefully less maintenance headache? Everyone glorifies newer construction but nobody talks about hidden costs. Is the carpet area in MMD Provica Homes actually better, or is it just marketing? My main thing is a good lift and easy access to a hospital. RN Elite is tempting due to the price but I'm worried about getting stuck with constant repairs. Disagree? Tell me why.

Dekho, main bhi first-time buyer hoon aur Noida mein market conditions abhi thodi uncertain hain. Property rates fluctuate kar rahe hain, especially for older properties in areas like Alistonia Estate. Meri ek friend ne wahan liya tha, usko laga tha ki resale value acchi milegi but it's been tough. RN Elite ka price range ₹24L – ₹60L hai, which is quite broad. Is range mein kya mil raha hai, 1BHK ya 2BHK? Aur RERA agar 'Coming Soon' hai toh thoda risky lagta hai, bhai. Iska matlab abhi approvals poore nahi hain, aur delay hone ke chances bahut high hain.
True, RERA is non-negotiable for safety. Noida market is tricky, especially with so many options and varying builder reputations
U5, you hit the nail on the head with the RERA 'Coming Soon' point for RN Elite. It's a huge risk, especially for first-time buyers like us. Builders often use this to get bookings without full clearances. My cousin faced similar issues in Alpha II, Greater Noida, where the project got stuck for years. And about the price range, ₹24L for a 1BHK in a good location is still a good deal for downsizing, but if it's not ready-to-move as advertised, then it's a trap. We need to be super careful with these things.
MMD Provica ka carpet area ka kya scene hai? Builders aksar built-up area dikha ke mislead karte hain. RN Elite ka actual usable space kitna hai? Agar dono ka price difference zyada hai aur carpet area mein farak nahi, toh phir RN Elite hi better deal lag raha hai. Aur Ajayabpur side mein kya rates chal rahe hain aajkal? Kya wahan koi better option hai in budget mein?
Carpet area is key. Don't fall for super built-up. Always insist on the RERA carpet area.
U4, carpet area ke liye builder se floor plan maangna padega aur usko cross-verify karna padta hai. Usually, newer projects like MMD Provica mein thoda better space management hota hai, but older ones like RN Elite sometimes have thicker walls which eat into carpet area. Hidden costs mein club membership, maintenance advance, power backup charges ye sab dekho, they add up quickly.
Sahi baat hai yaar, newer construction ka alag hi charm hota hai. Maintenance ka headache kam rehta hai shuru mein. Humne bhi pehle ek old society mein dekha tha, har mahine paani ki tanki, lift ya plumbing ka issue. MMD Provica agar thoda extra hai, but peace of mind de raha hai, toh worth it hai. Older societies mein hidden costs bahut hote hain, trust me, woh budget bigaad dete hain.
Bhai, RN Elite ka possession date 2025-06-12 dikha raha hai aur aap bol rahe ho ready-to-move? Kuch toh gadbad hai. Builders ki in dates pe bharosa karna mushkil hai, especially jab RERA number 'Coming Soon' ho. Maine bhi ek baar aise hi phasa tha Alpha I Greater Noida mein, project delayed ho gaya 2 saal. Pehle confirm karo ki ready-to-move hai ya nahi. Warna baad mein rent aur EMI dono bharni pad sakti hai, bahut mushkil ho jaati hai family ke saath.
Haan bhai, U2 sahi bol raha hai. RN Elite agar completed hai but possession 2025 dikha raha hai, toh kuch toh mismatch hai. Ya toh woh under-construction hai, ya phir approvals mein dikkat hai. Downsizing ke liye itna wait karna will be tough, especially if you're selling your current place.
Exactly! RERA 'Coming Soon' matlab red flag. Never trust these builders blindly.
