MMR The Orabella mein actual carpet area brochure se kitna different nikla? Humko 3BHK dekhna hai, but suna hai possession ke baad space feel bahut kam hai. Is the premium for a 3BHK justified if layout is so inefficient?

My cousin actually booked a 3BHK here when it was under construction. He got possession in 2020-end as promised, but he was quite disappointed with the living room size. He said the bedrooms were okay, but the common areas felt really small, making the whole apartment feel less spacious than a typical 3BHK. He even tried to talk to the builder about it, but they just pointed to the 'super built-up' area clause. It's a classic trap for first-time buyers.
Unfortunately, in most cases, once possession is taken, it's hard to get compensation for 'feel' or 'efficiency' unless there's a clear RERA violation on carpet area. Always get the exact carpet area mentioned in the sale agreement, not just the brochure. And check the floor plan dimensions meticulously. It's a tough lesson but crucial for future buyers.
Did your cousin get any compensation or was there any way to fight this? It's really disheartening.
Uff, your cousin's experience sounds too familiar. With the current real estate market in Noida, it's already tough to find a good deal. These kind of space issues just add to the anxiety. No wonder people are so hesitant to invest.
Dekho, this is a common issue with many projects, not just Orabella. Builders try to maximize units on a plot. I was considering a property in Alpha II Greater Noida, and there also, the usable space felt less than advertised. You really have to visit the actual flat, not just the sample flat.
Is the inefficient layout problem for all unit types or specifically for 3BHKs? Humko 2BHK chahiye tha, ab darr lag raha hai.
Totally agree with the space issue. I was looking at their 2BHKs in the ₹38 L range, but even those felt cramped. It's so frustrating for first-time buyers like us. We put our life savings, and then this happens. The layout efficiency is a huge concern.
Bhai, ye MMR The Orabella ka suna toh bahut pehle se hai. Possession December 2020 ka tha na? Par jo brochure mein carpet area dikhate hain, woh real mein milta hi nahi. Especially for a 3BHK, if you're paying a premium of ₹83 L, you expect good space. I heard from a friend who visited after completion that the 3BHKs feel like glorified 2BHKs. What's the point of such a high price range then?
Haan, sahi keh rahe ho. I saw their RERA number UPRERAPRJ7156, but even with RERA, builders find ways. Does anyone know the actual carpet area difference for a 3BHK compared to what was promised? Like, kitne sq ft ka loss hai?
Exactly! Sirf brochure pe sab acha dikhta hai. Ajayabpur mein bhi same problem hai, builders sirf paper pe bade units dikhate hain.
