Been looking at 3BHKs for a year now, and the ground reality is often so different from what's shown. We checked out an MMY Builder Floor last month, and the sales guy promised so much for the kids – a huge play area, dedicated sports zone. But honestly, how much of that actually gets delivered and is usable? My wife is very particular about safe, usable amenities for the children, not just brochure photos. Also, construction quality is a big worry. Kya kisi ko experience hai after 1-2 years? Cracks, seepage issues, ya fittings ki problem? I don't want to deal with that after paying so much. And what about maintenance charges? Are they fair for the actual service quality, ya just a money grab later on? Trying to make sure it feels like a proper home. Any advice appreciated.
Hey Propmyna community, I've been looking into MMY Builder Floor in Sohna, specifically at Sector 70A, Gurgaon. It's a ready-to-move project, with possession happening this February, which is a definite plus for those looking for immediate occupancy. The project offers only 3 BHK units, priced at ₹1.78 Cr, with an average price of ₹11,210 per sq ft. For this price point in Sohna, I'd expect a truly efficient use of space. While we don't have exact carpet area figures, the total built-up area implied by the price per sq ft suggests a decent footprint. The crucial aspect here is how that area translates into livable space. A well-designed 3 BHK should offer distinct living, dining, and private bedroom zones without feeling cramped, ensuring good natural light and ventilation throughout. Practical considerations like adequate storage, well-placed bathrooms, and a functional kitchen are key for day-to-day living. However, a significant point to consider is the RERA status, which is listed as N/A. This always raises a flag for me as a homebuyer, as RERA registration offers a layer of protection and transparency. For ₹1.78 Cr, buyers should weigh the immediate possession benefit against the absence of RERA oversight. My take is, if the internal layouts are genuinely optimized for comfort and functionality, giving a spacious feel to the 3 BHKs, and the build quality is good, it could be an option. But the lack of RERA definitely calls for extra due diligence before committing.
