Root2Home Royal Park 2 mein abhi shift kiya, possession March mein mila tha. OC abhi tak nahi aaya, builder MNG Realtech LLP bola 'jaldi aa jayega'. Bank loan toh mil gaya, but legally, OC ke bina rehna kitna risky hai? Builder-buyer agreement mein OC clause bohot vague tha. RERA complaints sach mein help karti hain ya bas formality hai? Kya kisi aur ko bhi Ghaziabad mein yeh issue hua hai?

Mostly delays, but still better than nothing. Kuch to pressure banta hai builder pe. Group complaint zyada effective hoti hai.
RERA complaint file kar sakte ho, but process slow hai. Builder ko notice jayega, hearings hongi. Sometimes they comply after RERA pressure, sometimes they drag it. Depends on the specific case and how strong your evidence is.
Yaar, my friend faced this with another builder in Abhay Khand. They lived for almost a year without OC, then got a notice from the municipal corporation. Had to pay a hefty fine, builder ne toh haath khade kar diye. OC ke bina electricity aur water connection bhi problem karte hain long term mein.
