Been renting in Gurugram for 5 years now and honestly, I'm fed up. Landlord just hiked the rent again, so finally taking the plunge to buy. I'm seriously looking at Model Economic City. The brochure looks amazing, but is it genuinely good for daily living or just good on paper? Kya kisi ko pata hai about the actual amenity quality there? Like, are the pools and gym well-maintained, or just for show? Also, how's the commute from there to Cyber City and what about nearby schools/hospitals? My biggest worry is daily convenience. Not sure if the carpet area feels efficient either. Any residents here who can share their honest experience?

I visited Model Economic City last month. Honestly, the show flat looks good, and the layout is functional. Amenities are still under construction, so it's hard to judge. But I did notice that the schools and hospitals nearby are still developing, not fully established yet. For daily convenience, you might have to travel a bit initially. It's a trade-off: you get a newer property with potential, but current convenience might be an issue. Always better to visit multiple times and talk to people in the surrounding areas.
Jab amenities under construction hon, try to check the quality of materials being used. Ask about the brands for gym equipment or water filtration systems for the pool. Also, see if there's a dedicated space for maintenance staff. Sometimes, they just build the structure but don't plan for the upkeep. Water pressure, common area lighting bhi check kar lena.
That's a good point about visiting multiple times. What specific things should one look for during a site visit, especially regarding amenities that are still under construction? How to gauge their future quality?
2027 ka possession date for an ongoing project is a bit risky right now, especially with the current market conditions. Builders often struggle with timely delivery. Mera ek relative ka project Baliawas mein 2 saal late ho gaya. What if they keep extending the date? And if the amenities are just for show, phir toh itna wait karne ka matlab hi nahi banta for a first home.
Budget ka kya scene hai wahan? First-time buyer hoon, toh price per sqft mere liye bahut important hai. Agar amenities overrated hain aur price bhi high, toh value for money nahi lag raha. Koi idea hai latest rates kya chal rahe hain?
Dekho, Model Economic City mein potential toh hai. Location achhi hai for long term appreciation. Yes, amenities might not be as grand as shown, but most new projects ka yahi haal hai. The carpet area efficiency feels decent to me, considering the price point. My only concern is the commute to Cyber City during peak hours.
Cyber City se commute depends on the time. Agar aap 8 AM se pehle nikalte ho toh maybe 45-50 mins. Lekin 9 AM ke baad nikle toh 1.5 ghante bhi lag sakte hain, especially near the Airport Road stretch. They're building new flyovers, but traffic is still a beast. Public transport options are also limited from that far out.
Cyber City commute ka kya scene hai? Kitna time lagta hai typically subah?
Yaar, I totally get where you're coming from. Model Economic City ka brochure toh sabko pasand aata hai, but real picture kuch aur hi hoti hai. I've heard mixed reviews about the actual quality of construction, especially for the price they're quoting. Amenities ka bhi yahi haal hai, sometimes they show grand designs but deliver average facilities. I even checked their RERA number HRERA-PKL-JJR-320-2022, and it's an ongoing project with possession in 2027. That's a long wait for an 'economic' city. Mera toh budget tight hai, aur itna risk lena mushkil lag raha hai.
Possession date kya hai unki? Builder delay toh common hai.
Exactly! My friend booked in another project near Badshahpur and they promised an Olympic-sized pool. Mila kya? Ek chhota sa splash pool. Model Economic City mein bhi yeh sab ho sakta hai. Builder promises pe trust karna mushkil hai aajkal.
Sahi keh rahe ho. Brochure dekh ke toh lagta hai sab kuch perfect hai. But are the swimming pools actually usable? Gym mein latest equipment hai ya bas naam ke liye?
