Model Economic City - I'm eyeing a 3BHK here. Currently in a 2BHK in Sector 57, thinking of upgrading. Builders really push these grand clubhouses and high-tech security systems, but for an investor, I'm finding it hard to justify the premium. Matlab, does a fancy but empty clubhouse actually attract better tenants or boost resale value significantly? Aur jo security systems hain, are they really effective ya bas show-off? Hope this perspective helps someone else too.

Sahi kaha. My friend booked in Baharampur Naya, builder promised 2025, but now it's looking like 2026-end. Always add 6-12 months buffer to builder's date.
RERA date toh 2027-05-01 hai, but builder generally extend kar dete hain. Prepare for delays.
Totally agree! These builders just want to inflate prices with "luxury" amenities. I saw a project near Badshahpur, same story. Fancy clubhouses that nobody uses after a month. And the maintenance charges they levy for these things are insane! Makes you wonder if it's worth the premium.
U7, from my experience in Basai, fancy amenities rarely translate to significantly higher rents, unless the project is truly premium and managed exceptionally well. Most tenants look for basics: good location, space, and reasonable rent. The extra maintenance for clubhouses usually eats into any marginal rental premium. So for an investor, focus on location, size, and builder reputation more than just the clubhouse.
But for investors, the rental yield is key. Do these fancy amenities actually translate to higher rents or just higher maintenance for the tenant? That's my main concern.
