Budget finalised, loan pre-approved — now stuck on which sector. Gurgaon mein property dekh raha hoon, especially Model Economic City. Brochure mein toh sab sahi lagta hai, but real-world experience jaanna hai. Maintenance charges ka kya scene hai wahaan? Is it worth the money ya bas high charges hain for basic stuff? I'm worried about getting charged a lot but facilities like clubhouse ya power backup bas naam ke hon. Full flat backup milta hai kya ya sirf common area? My parents keep saying check these things properly, don't just trust the brochure. Kya kisi ko actual value for money feel hota hai un charges mein? First-time buyer hoon, ab samajh nahi aa raha kaise decide karoon.

I'd suggest visiting the site multiple times, talk to people who might have booked in earlier phases (if any) or existing residents in other projects by the same builder. Compare the maintenance charges with similar projects in areas like Airport Road (Gurgaon side) or even farther out. Sometimes, the 'economic' part in the name is just for show. Don't rush into it just because of the brochure. Research is key.

Builder ka previous delivery record bhi check karna important hai. Gurugram mein market already thodi upar hai, toh har cheez ka value for money dekhna padega. Kahi aisa na ho ki high price aur upar se high maintenance, but facilities zero. Maine suna hai builder ki taraf se delays bhi ho sakte hain.
