Model Economic City: What's the real investor-end-user split?

What's the actual investor-to-end-user ratio like in Model Economic City? I'm looking at a unit there, but honestly worried about it becoming a 'ghost society' and affecting future rental yields or capital appreciation. Did prices move much since launch? Is their RERA status fully clear or are there any red flags I should know?
