Was supposed to decide by last month but still confused about Mohali's property scene. Currently in a 2BHK in Sector 65, thinking of upgrading to a 3BHK or villa. Saw some CBS Developer projects near Sarhol, prices for a 3BHK are like ₹1.8 Cr. Builders usually quote high, but kitna negotiate kar sakte hain? Is that spot discount they offer genuine ya sirf marketing stunt? And for floor-rise premium, is paying extra for a higher floor even worth it, especially in places like Sector 82? Already have a home loan, so har penny counts. Secondary market mein better deals milte hain kya? Matlab, resale properties mein negotiation ka scope zyada hota hai?

Bhai, your dilemma is my daily struggle! Mohali ka market samajh hi nahi aa raha. That CBS Developer near Sarhol, I also checked them out. ₹1.8 Cr for a 3BHK sounds steep, especially with the current market. Spot discount toh bas naam ka hota hai, mostly it's already factored into their inflated price. They show you a high price, then 'generously' offer a discount to make you feel like you got a deal. Don't fall for it, negotiate hard on the base price itself, that's where the real saving is.
