Mohali mein builders ki quality kaafi inconsistent lag rahi hai, especially for a family home. I'm looking for a 3BHK, kids ke school admissions bhi hain, so time pe possession important hai. Sectors 65 ya 82-84 mein dekh raha hoon, budget 2 Cr ke aas paas. DLF, Godrej aur M3M ke projects short-list kiye hain. Main concern hai ki construction quality kaisi hai after possession, matlab seepage ya plaster cracks toh nahi aate? Aur jo amenities promise karte hain, like kids' play area, woh actually deliver hote hain ya bas marketing hai? Society maintenance ka kya scene hai 2-3 saal baad? Kaunsa builder better hai for long-term living aur kids ke liye safe environment?

DLF toh thoda overbudget nahi ho jayega 2 Cr mein for a good 3BHK in those sectors? M3M ka track record Gurgaon mein toh acha hai, especially their projects near Airport Road. But Mohali mein unka presence aur delivery kaisi hai, woh dekhna padega. Construction quality Gurugram mein toh top-notch thi, par kya Mohali mein bhi same standards maintain karte hain? Yeh research karna padega.
M3M ka kaunsa project Mohali mein hai? Naam bata sakte ho?
M3M ka naam suna hai, par DLF ki legacy hai na? I thought they would be more reliable. But then again, legacy doesn't always guarantee current quality.
Totally relate! Mohali is tricky. DLF ka naam toh hai, but in my budget (similar to yours) quality issues sunne ko milte hain. Especially the post-possession stuff, that's my biggest fear too. Kids ke liye safe space aur play area toh non-negotiable hai.
Mere ek friend ne Godrej mein liya tha Sector 85 ke paas, amenities ka bahut issue aaya. Pool aur gym saalon tak functional nahi the. Marketing mein sab dikha dete hain.
Haan bhai, RERA check karna bahut zaroori hai. Builders dates change karte rehte hain.
