Spent the whole Sunday checking out options in Sector 59, Mohali. Currently in a 2BHK in Sector 68, I'm thinking of upgrading to a 3BHK or maybe even a small villa. Honestly, the prices feel pretty steep right now, even for projects by builders like Godrej or Emaar. I already have a home loan, so the EMI jump for a bigger place is a big deal. For 2026, do you guys think this current Mohali price rise is sustainable? Or are we due for a correction, especially in areas that have shot up recently? Which specific Mohali sectors, say beyond Sector 59, do you predict will give maximum appreciation in the next two years? Is the price jump for a 3BHK actually worth it for future ROI here?

EMI jump is definitely a big deal, U1. Log sirf appreciation dekhte hain, but monthly outflow bhi toh manage karna hai. I'm also a first-time buyer, and the thought of such a huge loan scares me. Kya pata interest rates aur badh jayein?
But what about the demand? Mohali is growing, IT hub, Chandigarh proximity. Log toh aayenge hi. Which sectors beyond 59 do you think will actually give good returns? I heard good things about Aerocity extension, but prices there are also high. Any specific projects in mind for long-term appreciation, say 5-7 years?
Honestly, for 2026, I doubt any sector will give 'maximum' appreciation. Stable growth, yes, but not a huge jump.
Aerocity extension is good, but check the builder's reputation there. I heard one project near Baliawas had issues with possession and amenities were not as promised. For 3BHK, maybe look at some societies in Sector 79/80, they offer better value sometimes, but amenities might be basic. You need to weigh connectivity vs price.
U4, for appreciation, look slightly away from the main hub. Badshahpur side mein kuch upcoming projects hain, ya even areas near Baharampur Naya, if you're looking for longer term. Currently, Sector 82-83 might still have some scope compared to 59, but do your due diligence on the builder and check RERA status properly. Don't rush into anything.
Sahi baat hai, U1. Mohali mein artificial boom lag raha hai. I remember a similar craze in Gurugram, especially around Airport Road, kuch saal pehle, and then things stabilized. 2026 tak correction toh pakka hai. Investors exit karenge toh prices girte hain.
I don't think it's an artificial boom. Mohali has genuine growth drivers – the airport, educational institutions, new businesses. This isn't like some speculative bubble. The demand is real. Plus, Chandigarh ka spillover toh hai hi.
U3, you're right about Gurugram. Basai village ke paas bhi kaafi projects aise hi inflated prices pe the, but then they saw a dip.
