₹1.5 crore for a 3BHK in Mohali... I'm currently in a 2BHK in Sector 70, thinking of upgrading. Is this price jump for projects like DLF Privana really worth it? Brochures mein sab grand lagta hai, but actual possession pe construction quality aur promised amenities ka kya scene hota hai? Cracks, seepage issues toh nahi aate baad mein?

The current market conditions are tricky. Interest rates are high, and while Gurugram properties are seeing good appreciation, Mohali is also catching up. For ₹1.5 Cr, you can find good options in Mohali, maybe even with some ready-to-move-in flats which are safer than ongoing projects. Just make sure to factor in all hidden costs. Maintenance, society charges, registration fees – it all adds up.
Meri ek friend ne ek 'luxury' project mein book kiya tha near Baliawas. Possession ke 6 mahine baad hi bathroom se seepage shuru ho gayi. Builder ne haath khade kar diye! Warranty period mein bhi itna run-around diya ki bas. So, construction quality ka issue bahut common hai, especially with new builders trying to cut corners. Investigate well, don't just trust the sales pitch.
Which builder was this? Can you share the name so we can avoid them?

Mohali ka hype toh real hai, no doubt. Connectivity, planned development, aur relatively affordable prices compared to NCR. But ₹1.5 Cr for a 3BHK, you need to be very careful with which project you pick. Don't fall for flashy brochures. Builder ki reputation dekho, especially post-possession services.
Bhai, pehle toh clarify kar lo, DLF Privana is in Gurugram, not Mohali. Uska price range toh ₹7.4 Cr se shuru hota hai. ₹1.5 Cr mein toh wahan 1BHK bhi mushkil se milega, 3BHK ka toh sawal hi nahi. Mohali mein definitely better options milenge us budget mein, but DLF Privana ka hype Gurugram ke high-end market ke liye hai.
U7, Mohali ke liye Punjab RERA hota hai, not HARERA. HARERA/GGM/772/504/2023/116 jo hai woh Gurugram ka RERA number hai, specifically for DLF Privana. Quality ke liye toh site visits aur existing residents se baat karna hi best hai, Mohali mein bhi kaafi new projects hain. Builder ka track record check karo.
Oh, my bad! I got confused. But even for Mohali, for a good builder, are projects delivering on quality? I heard about a project near Badshahpur where the builder just disappeared after taking bookings. How do we even verify RERA for Mohali projects?
Exactly! I was about to say the same. DLF Privana is on Airport Road (Gurgaon side). Mohali mein 1.5 Cr mein achha 3BHK mil jaana chahiye.
