Mohali 3BHK: Stamp duty makes ROI calculations tough?

Budget finalised, loan pre-approved — ab samajh nahi aa raha total cost kitna badh gaya. I thought my ₹90L budget for a 3BHK in Mohali was enough, but this stamp duty and registration fee is just too much. Kya koi way hai to minimize these? My ROI calculations are getting messed up.
