My advice for Mohali 3BHKs, especially for first-timers like us: always take a lawyer review before signing anything. I made the mistake of trusting the sales team for my flat near Badshahpur, and later found out about some obscure charges. Builders will always try to maximize profit. Insist on getting all costs, including stamp duty and registration, clearly itemized in the offer letter. No 'subject to change' clauses!
Yaar Mohali mein demand badh gayi hai, especially after the airport expansion. Builders know this. Even in areas like Airport Road (Gurgaon side), prices have cooled a bit, but here it's still hot. Don't fall for pre-launch discounts too much; sometimes those are just marketing gimmicks.
RERA registration number check kiya kya VSquare ka? Aur possession date kya bol rahe hain?

Haan, VSquare RERA registered hai, number dekha tha but abhi yaad nahi. Possession date end of 2025 bol rahe hain, but given the current market conditions and construction pace in Mohali, I'd add another 6-9 months buffer myself.
VSquare? Be very careful. My cousin almost booked there last year. They show one price, but jab agreement signing ka time aata hai, suddenly builder-buyer agreement charges, IFMS, power backup, club membership ke naam pe 2-3 lakh extra maang lete hain. Negotiation is possible, but they'll recover it from these hidden costs. Make sure you get a detailed breakup for everything in writing before paying even a token amount. Ask for the RERA carpet area, not super built-up.
So, is it better to walk away from VSquare then? Ya negotiation mein chance hai?
U7, they usually push for construction-linked plans. For VSquare, I remember the sales rep was quoting around 6500-7000 per sqft for super built-up area. But after adding all the 'extras' like parking, EDC/IDC, club, power backup, it was easily crossing 7500. This is why the 'all-in' cost is critical. Don't just look at the base price.

Exactly! And what about the payment plan? Are they pushing for construction-linked or possession-linked? Builders often make the former sound better but it ties up your money faster with risks.
