Mohali 'Affordable Homes': Is the investment window closing?

Honestly, buying for myself after years in this business is a completely different ballgame. I'm looking at Mohali, specifically the 'Affordable Homes' corridor for investment. Kya lagta hai, is it still undervalued or has it already peaked out? Builders ki marketing toh sabko pata hai. Which sectors or projects in that area do you guys think offer the best value right now for a decent ROI? Not sure if I should jump in or wait a bit. Off the record opinions would be great.
