Mohali: Amenities & maintenance, what's real?
Since last Diwali, I've been looking for my first flat in Mohali. It's exciting but honestly, thoda darr bhi lag raha hai. Dekh raha hoon ki brochures mein sab kuch perfect lagta hai – fancy clubhouse, green areas, sab kuch. But possession ke time kya milta hai, not sure. Vatika Iris Floors ki bhi pics dekhi hain, looks good. Jo amenities dikhate hain, woh actually use ho paate hain kya? Aur maintenance charges kitne hote hain, uske against service kaisi milti hai? My parents keep saying check everything properly. Koi real experience share karega please?

This is a good point about older projects. In today's market, especially with so many new launches in Gurugram and surrounding areas offering modern amenities, paying 1.7 Cr+ for a 2014 project in Mohali needs careful thought. Are you getting value for money? Also, resale value ka bhi socho agar future mein move karna pada.
My uncle lives nearby, not in Vatika Iris, but in a similar project on Airport Road. He says post-possession builder support zero ho jaati hai. Sab society ko manage karna padta hai. So, check current society management ki efficiency. This is crucial for amenities to be usable.
Hey, I actually visited Vatika Iris Floors last month. Amenities were okay, not super fancy but functional. The gym looked a bit dated, and the swimming pool was clean but not huge. The green areas were there, but not as sprawling as shown in old brochures. Maintenance charges were mentioned around 4-5k per month for a 3BHK. Service quality ka idea nahi laga, but society office active laga.
Mujhe Vatika Iris Floors ka price range thoda high laga for Mohali, especially considering the possession date was 2014-06-01. It's an older project now. Kya is price point pe better options nahi milenge, ya iski location itni premium hai?
Location wise it's decent, but I heard there were some issues with the builder initially. RERA number HRERA 660/2017/307 hai, toh at least registered hai. But maintenance ke liye check karna padega builder ka track record after possession. Sometimes old projects have higher maintenance due to aging infrastructure.
Price toh definitely ek factor hai. 1.7 Cr se 2.3 Cr for a flat that's almost 10 years old, that's a big investment for a first-time buyer like us. Aapne property tax aur society charges ka bhi estimate liya hai kya?
Bhai, totally relate! Main bhi Mohali mein dekh raha hoon aur Vatika Iris Floors dekha tha. Brochures toh aise lagte hain jaise paradise hai. Lekin real pictures aur site visit mein sometimes bohot difference hota hai. Especially jab amenities ki baat aati hai, swimming pool ya gym ki quality dekh ke darr lagta hai ki baad mein maintain kaise karenge.
Haan, aur parking ka bhi issue hota hai. Brochure mein dikhate hain ample parking, but actual mein gaadi park karne ki jagah hi nahi milti. Vatika Iris Floors mein toh kaafi units hain, 800 units, toh parking ka kya scene hai wahan?
Exactly! My biggest fear is ki maintenance charges toh high honge, but service zero. Mere friend ne ek project mein liya tha Baliawas ke paas, unka clubhouse 2 saal tak functional hi nahi hua. Paise poore lete rahe.
