Honestly, I'm completely fed up with renting. Landlord ne rent phir badha diya hai yaar. Finally taking the plunge, looking at places like Adani Tatva Estates in Mohali. But I'm super skeptical about the amenities. Brochure mein sab kuch dikhate hain, swimming pool, gym, green areas... but possession ke baad kitna functional hota hai? Matlab, maintenance charges toh poore lete hain, but is the clubhouse actually used or just a ghost facility? Koi apna experience bataega?

Honestly, at this price point (₹2.3 Cr minimum), I would expect absolute clarity on amenities. If they are 'ongoing' till 2027, there's a high chance of delays too. My friend faced a 2-year delay on his flat near Baharampur Naya, and by the time he got possession, half the promised amenities were either downgraded or removed. Don't just trust the glossy brochures, get everything in writing.
I'm also looking at Mohali. My agent was pushing me for Adani Tatva Estates too, saying it's a 'dream project'. But when I asked about the actual usage of the clubhouse post-possession, he just gave vague answers. It makes me nervous. What if I pay so much for a flat and then the gym is always closed or the pool is dirty?
Yes, U9 has a solid point. My cousin booked a flat in Aerocity from a big builder. The brochure showed a huge departmental store inside the complex. After possession, it turned out to be a small convenience store, that too with limited stock. Always check the builder's past projects, not just their current promises.
That's the biggest fear, U8! Maintenance is the real killer. Some societies have amazing facilities but maintenance charges are sky-high because very few people use them or the management is inefficient. Ask to see existing projects by the same builder and talk to residents there. That's the only way to know.
The price range ₹2.3 Cr – ₹16.9 Cr is huge! How can one project have such a wide range? Is it for different configurations or just some super luxury penthouses? For a first-time buyer, even the lower end is pushing it, especially if the amenities aren't guaranteed. Current market mein toh Gurugram mein bhi rates thode stable hue hain, Mohali mein itna high price point without solid amenity proof is risky.

My cousin booked in a similar project, they promised a full fledged sports complex, now it's just a small dusty ground. Adani Tatva Estates ka RERA number hai RERA-GRG PROJ-1299-2023. Kya builder ne amenity list RERA mein register ki hai? Check karna bahut zaroori hai.
Exactly! RERA documents are key. For Adani Tatva Estates, with possession so far out (2027 end), there's a lot of room for changes. And with only 69 total units, sometimes builders cut corners on amenities if the occupancy isn't high enough to justify the running costs.
Good point about RERA. Builder promises are just words till they are on paper and legally binding. I saw a project in Badshahpur where the RERA document had a much shorter list of amenities than the brochure. Always check the RERA filings, that's where the actual commitments are.

Totally agree with U1. Yeh amenities wala chakkar toh pura scam lagta hai. My friend bought a flat in a 'luxury' project, swimming pool sirf 3 mahine chala phir band. Maintenance charges are still the same. Be very careful, especially with ongoing projects like this one, possession date 2027-12-01 hai, bahut time hai to change things.
Same pinch bhai! Mera bhi landlord ne abhi rent hike kiya. Adani Tatva Estates ka price range toh bahut high hai, ₹2.3 Cr se shuru. Is that even realistic for a first-time buyer? I am looking at something similar near Airport Road (Gurgaon side) and even there, amenities are a big question mark.
