Mohali — just moved into our 3BHK in Sector 76 last month, and honestly, things look a bit different from the brochure. We were so excited about the clubhouse and the kids' play area, but it's not quite what we expected. The 'fully equipped' clubhouse is barely used, feels like a ghost town. And the children's play zone? It's just two swings and a slide, half broken already. Not sure if we just got unlucky, or if this is common. We're paying pretty high maintenance charges too, but the service quality for these common areas isn't great. Is this the norm for new societies here? What are your experiences with promised amenities versus what you actually got? Or am I just overthinking it?

It's a tough situation for first-time buyers. We get lured by the lifestyle, not just the square footage. My advice would be to always visit projects that have been delivered by the same builder, and talk to existing residents if possible. Don't just rely on brochures. What did your society management say when you raised this issue, OP?
Mohali ka toh pata nahi, but Gurugram mein bhi yahi haal hai. Trump Tower 2 ka price range dekho, ₹7.9 Cr se ₹20.0 Cr, aur possession date hai 2029. Itni high-end property mein bhi agar amenities ka issue ho gaya toh kya hoga? RERA number GGM/925/657/2025/28 hai, but does RERA really help with these 'soft' promises?

₹20 Cr? OMG! My whole budget is like 1/10th of that. This is just crazy.
This is a common scam, especially with new projects. They inflate the brochure to justify high prices. My cousin got possession in Basai last year, and their 'state-of-the-art gym' has only two treadmills and a broken elliptical. We're paying ₹5000+ per month in maintenance there, and for what? Developers know people are desperate for homes, especially in the current market conditions around Gurugram, so they cut corners.
Mohali mein kaunsa project hai aapka? Name mention kar sakte ho? Kyunki yeh amenities ka fraud toh har jagah chal raha hai. Hum bhi search kar rahe hain, so it's good to know.
U3, I know exactly what you mean. We booked an apartment in Baliawas thinking the 'eco-friendly' park would be lush green. Turns out, it's just a patch of dry grass with a couple of broken benches. The builder promised a shuttle service too, but after possession, they just said 'demand nahi hai'. These builders just make false promises to sell. It's so frustrating for first-time buyers like us.
Sahi kaha U3. Mera ek relative Baharampur Naya mein rehta hai, unke society mein bhi swimming pool 'under construction' hi hai pichle 3 saal se. Maintenance poora lete hain.
Totally relatable! Humne bhi same experience kiya hai with a project near Airport Road (Gurgaon side). Brochure mein sab world-class lagta hai, but reality mein it's often just basic. Yeh maintenance charges toh bas lootne ka tareeka hai.
Exactly! They show fancy renders and then deliver something totally different. My friend booked in Badshahpur and faced similar issues with their 'sports complex' which was just a dusty ground.
