Mohali amenity premium: Are we paying for ghost facilities?

I've seen this pattern before in other cities, and Mohali seems no different. When evaluating projects like Unitech Espace Premiere, the amenities listed vs what's actually delivered is a huge investor risk. My concern is, do these 'premium' clubhouses and facilities actually justify higher pricing or attract good long-term tenants, ya bas show-off hai? Poor construction quality – cracks, seepage – directly impacts future resale and tenant retention. Also, maintenance charges ka kya scene hai? Is the service really worth it?
