Mohali builders won't budge much on price, that's my feeling. Looking at Satkartar Homes, Sector 95. Should I push for spot discount or better payment plan? Kya lagta hai, what works best?

Dekho, it's a mix. Discounts aren't like pre-covid times. But a good payment plan, especially one linked to construction milestones rather than fixed dates, is gold. Negotiate hard on hidden charges more than the base price. Club membership, EDC, IDC, power backup... yeh sab mein bahut scope hota hai.
Spot discount ya payment plan... confusion toh hai. But current market conditions mein, especially with interest rates stabilizing, builders might be a little more open to negotiation. What's the current per sqft rate they're quoting for Satkartar Homes? And is possession near?
Current market mein, Gurugram side toh prices upar ja rahe hain. Mohali mein thoda stable hai but discounts are rare. Your best bet is always negotiation on the payment terms.
Satkartar Homes ka rate abhi 4500-4800 per sqft chal raha hai. Possession 2025 end tak bol rahe hain.
Agree with U1. Discounts are mostly a gimmick. I bought in Sector 82, Mohali, two years back. They offered some 'festive discount' but it was just adjusted in the PLC. My advice: check their RERA status and past projects. Ask for the exact carpet area and what's included. Payment plan is key, especially if they have construction delays, which is common in Mohali.
Yaar, I've heard sometimes if you push hard enough, especially towards quarter-end, you can get something. My cousin got a decent deal in a project near Airport Road (Gurgaon side) last year, though it wasn't Mohali. Maybe try for a combo? Small discount and a staggered plan?
Yeah, my brother got a small discount + a 6-month payment extension for his flat in a project near Basai. It wasn't advertised, he just kept pushing. Sometimes it's about the sales manager's target pressure. Try to understand their internal deadlines.

Focus on the payment plan, maybe that's where you'll get some flexibility. But a spot discount? Highly unlikely unless it's a distress sale unit.
Totally agree with your point about flexible payment plans. I almost got stuck with a very rigid one for my plot in Badshahpur. Luckily, I negotiated for a construction-linked plan which saved me when the project got delayed. Always read the fine print on payment schedules.
